Tub-to-shower conversion — is it worth it for resale value?

We have a small hall bathroom with a tub/shower combo that nobody uses as a tub. Thinking about converting to a walk-in shower to make the space feel bigger. But some realtors say you need at least one tub in the house for resale. We do have a second bathroom with a tub. Thoughts?

Since you have a second tub in the house, converting the hall bath to a walk-in shower is a smart move. The "you need a tub" rule only matters if it's the ONLY bathroom. A well-done walk-in shower in a secondary bathroom can actually return 60-70% of the cost at resale and makes the room feel much larger. Just make sure the shower has a proper curb or is properly waterproofed if going curbless.
